We have to remove everything that is not essential: doors and heaters are non-recoverable; wallpapers and frames are unusable. Rimbocchiamoci le maniche! Eliminiamo tutto ciò che non è necessario: porte e termosifoni non recuperabili; carte da parati ed infissi inutilizzabili.

But we want to recover things that is possible to give them a second life.

Ma recuperiamo quelle cose a cui è possibile dare una seconda vita.

Così questo blog sarà una guida di sopravvivenza alla ristrutturazione: guardate le mie idee ed i suggerimenti per ristrutturare la vostra casa. All'inizio non ero sicura di assumere una ditta appaltatrice, invece di essere io stessa l'appaltatore generale; ma più ci pensavo più mi convincevo a farlo. Così possiamo risparmiare e controllare tutti i lavori, assumendo direttamente ogni singola ditta od operaio per ogni tipo di lavorazione.

What about a new style for my neighbourhood? Che ne pensate di dare uno stile nuovo al mio quartiere?

This is an area with great ecosustainble potentiality: pedestrian and cycle runs, roads for public transport, green areas and kitchen gardens are already standing.

The idea would be to revitalize the neighbourhood, or at least the block, by intervention on density (through building extension on ground floor or in elevation); by the redevelopment of green areas either on the ground whether by create garden roofs; by the implement of structures and services for all, like schools, markets and meeting hall.

The intention would be to restructure in ecological way by helping to create an indipendent and local social network.

E' una zona con grandi potenzialità ecosostenibili: percorsi pedonali e ciclabili, strade per il trasporto pubblico, giardini e orti sono già presenti.

L'idea sarebbe quella di rivitalizzare il quartiere, o almeno l'isolato, con interventi di densificazione (attraverso ampliamenti edilizi al piano strada o in altezza); con il recupero degli spazi verdi sia a terra che creando tetti giardino; con l'implemento delle strutture e dei servizi al pubblico, come scuole, mercati e luoghi di ritrovo.

L'intento dovrebbe essere di ristrutturare in modo ecologico ed attento alla creazione di reti sociali locali e autonome.

Anche la vegetazione contribuisce a mitigare il clima: sulle colline rimangono zone a bosco, anche se ormai marginali ai campi coltivati: è il tipico paesaggio marchigiano antropizzato da secoli. In pianura la vegetazione è presente in poche aree verdi pubbliche, nei bei filari di castagni di alcune strade (ma con le radici nell'asfalto) e nei piccoli scoperti privati. Dove si trovano orti con alberi da frutto, oppure giardini curati ma anche superfici piastrellate od asfaltate!

Altre note dolenti riguardano gli aspetti urbani: dalla presenza di ripetitori per la telefonia mobile; alla linea elettrica aerea a media tensione (15-30 kv) sul fronte strada; all'inquinamento dell'aria con le PM10 che superano il limite di legge varie volte in autunno ed inverno e la CO con picchi oltre il limite varie volte l'anno.

Also the vegetazion helps to mitigate the climate: on the hills there are even today some wooded areas, even if by now marginal to the cultivated fields: this is the local landscape changed by human being for centuries. In the plain the vegetazion is in few public green areas, in the beautiful chestnut trees row in some street (but  with the roots in the asphalt) and in the little private open space. Where there are kitchen garden with fruit trees, or well up keeping gardens but even tiled or asphalted floor!

Others sorrowful notes are about the urban sides: from the presence of mobile relay; to the electricity air line in low tension (15-30 kv) on the front facade; to the pollution air by the PM10 that exceed the law limit several times in autunm and winter and by the CO too several times the whole year.

Inoltre il promontorio scherma in parte la facciata su strada dal vento di bora, che quando soffia forte fa anche numerosi danni. Altro vento prevalente è il libeccio di SO, fastidioso in caso di pioggia perchè porta spesso anche la sabbia del deserto africano.

Invece in estate spirano piacevoli folate notturne dalle verdeggianti colline interne, la cui aria fresca lambisce gli edifici e le strade raffrescandone le superfici.

Solo della zona è il vento detto "la valle". E' una fresca brezza che giunge dalla valle in città puntuale a mezzanotte, deliziosamente rinfrescante nelle afose sere d'estate.

Infatti le temperature medie estive variano dagli 8 ai 28°C, mentre quelle invernali dai 1 a 12°C: clima mediterraneo ma piuttosto umido a causa del mare Adriatico poco profondo.

Besides the promontory protects most of the street facade from the bora's wind, that causes heavy damage when it blows hard. The libeccio is another predominant wind of SW, tiresome during rain because it often brings the sand from African desert.

Instead in summer pleasant night breeze blow from inland verdant hills, with a fresh air lapping on the buildings and streets, cooling the surface.

Only in this local area there is the wind called "la valle" (the valley). It is a fresh breeze that comes from the valley to the town on time at midnight, so deliciously cooling in the summer sultry night.

In fact the summer mean temperatures change from 8 to 28°C, while the winter's from 1 to 12°C: mediterranean mild climate but rather humid because of not much deep Adriatic sea.

Ecco la casa Here is the house

La casa si trova in un piccolo isolato, su una strada di quartiere a bassissimo traffico, in una zona urbana residenziale ben servita.

Sorge nell'area pianeggiante che si trova ai piedi di uno dei due promontori sull'Adriatico a NE, vicino al mare a N, al centro storico a NO e alle colline a S, quindi in una posizione favolosa: tra le dolci colline marchigiane ed il mare!

The house is in a little block, on a neighbourhood street at low traffic, in a residential urban area that is well-stocked of services.

It rises on a plain area at the foot of one of two promontory on the Adriatico sea at NE, near the sea at N, the historic centre at NW and the hills at S, therefore in a fabulous site: between the gentle Marche's hills and the sea!
